Most Buyers find a home on-line and tell their agent which homes they would like to see. (your listing with us is there)
Real estate agents searching for homes usually go directly to the MLS system to begin their search. (your listing with us is there)
If your home is listed in the MLS, and a commission is available to a "Buyers Agent", they will show your home to the buyer.
Your listing will appear JUST LIKE ANY OTHER LISTING in the MLS. But there is NO LISTING AGENCY COMMISSION.
Since the majority of all home sales are through the Local Multiple Listing Service, this plan allows sellers to gain that valuable exposure while making it possible to save about 50%-100% of the commission by using our flat fee mls system
The vast majority of homes are sold through the Local Realtor Multiple Listing Service. Most statistics put the number over 90%.
Our program is probably the least expensive way for a seller to obtain such wide exposure while retaining the ability to sell on their own. It's especially good for FSBO's or By owner sellers looking for Flat Rate MLS or By Owner MLS
Here is another thing to keep in mind. Most buyers prefer to deal with their own Buyers Agent. The Buyers perceive the seller as the one benefiting from a "By Owner" sale. The seller is the one saving commission.
Buyer Agents prefer dealing with a real "bricks & mortar" type company. We are also a full service agency with an office staffed with experienced agents.

What is the Multiple Listing Service?
The Multiple Listing Service is a data-base (usually owned by the Local Board of Realtors) of all homes listed with participating Realtors in that area. The listings contain all the details on each property including the availibility of compensation to the agency who brings the buyer and sells the home. Other dtails may include number of bedrooms, baths, garage, etc. Also showing instructions for agents to follow for showings. The vast majority of homes sell through the Multiple Listing Service. It is the FIRST place many agents look to find homes to show their buyers. Selling agents are usually interested in their compensation for procuring a buyer. In the transaction, they have no economic interest in what the seller is paying the listing agent. This plan is great for all sellers, not just FSBO MLS or By Owner MLS sellers.
How does Flat Fee Plus MLS work?
In Flat Fee MLS, You pay a fee up-front instead of a much larger percentage at closing. This way there is no listing commission. On many real estate listings, the commission is split equally between the Listing and Selling agency. By using the Flat Fee plus MLS approach, you can save the majority of the Listing portion of the commission. This could equal thousands of dollars in your pocket. That's your equity. Also, you retain the ability to find your own buyer. With the Flat Fee plus MLS plan, if you locate a buyer on your own, you pay NO BUYERS AGENCY COMMISSION. That's why many sellers love the program.
Ok, I Love Saving All That Money, But Aren't Higher Commission Agencies Really Worth Those Thousands More?
It all depends on your perspective. If the vast majority of homes sell through the Multiple Listing Service (and they do), then the listing agent is not actually procuring that buyer. It's other agents who are procuring that buyer. Yet the Listing Agency, in many cases, is making the same amount of money as the buyer's agency. Does that make sense?
